1. Bay of Fires, Tasmania

Tasmania’s Bay of Fires, located in the north-east, has been named Australia’s best beach—the first time a Tasmanian beach has received this honor.

According to Heidi Howe, director and property representative at Harcourts St Helens, homes in nearby towns like St Helens and Binalong Bay start around $500,000, while premium waterfront properties can exceed $2 million.

“The closer you are to the Bay of Fires, the steeper the prices,” Howe noted. “That $2 million mark reflects the luxury, waterfront properties.”

While St Helens offers a more residential vibe, Binalong Bay is a hotspot for second-home buyers, with holiday properties making up roughly 75% of the market.

She mentioned that the Bay of Fires provides a peaceful beach retreat, perfect for holidaymakers looking to unwind and disconnect.

“Being there feels like escaping from the world… no Woolworths, no McDonald’s,” she said.

“It’s completely pristine and stunning from start to finish, and you’ll hardly ever see anyone on the beach.”

2. Woolgoolga, NSW

Located just north of Coffs Harbour on the northern NSW coast, Woolgoolga has become a hotspot for property buyers from across the country.

Brad Vines from Vision Property Sales noted that many of his buyers come from outside the area, particularly from Sydney, Melbourne, northern NSW, and south-east Queensland.

While most are relocating permanently, others are purchasing homes to rent out temporarily, with plans to move within two to five years.

Vines highlighted the area’s “awesome beaches” for swimming and surfing, along with its charming beachside cafes and shops, as major attractions.

“It’s not as developed as places further north like Cabarita or Byron Bay, and that’s drawing people in,” he explained. “This area reminds buyers of what those northern spots felt like 20 to 30 years ago.”

Entry-level homes start around $650,000, with properties in newer estates priced at approximately $850,000.

Larger homes within 300 to 400 meters of the beach range from $1.2 million to as much as $4.5 million for premium properties.

With limited inventory and high demand, Vines believes the market currently favors sellers. “Anything that’s priced right is selling quickly,” he added.

Away from the city’s hustle and bustle, Norfolk Island offers homes priced under $1 million.

Recently, a three-bedroom home sold for $880,000, and a 1.6-hectare ocean-view block of land was purchased for $265,000.

4. North Kirra Beach, Queensland
