Best Australian beaches 2025: Tourism Australia’s Best Australian Beaches 2025 showcases breathtaking regional coastlines, offering properties starting at $500,000 or luxurious multimillion-dollar waterfront homes.
Here’s what it costs to own a slice of Australia’s best beaches.
1. Bay of Fires, Tasmania
Median house price in Tasmania’s north-east: $535,500
Tasmania’s Bay of Fires, located in the north-east, has been named Australia’s best beach—the first time a Tasmanian beach has received this honor.
According to Heidi Howe, director and property representative at Harcourts St Helens, homes in nearby towns like St Helens and Binalong Bay start around $500,000, while premium waterfront properties can exceed $2 million.
“The closer you are to the Bay of Fires, the steeper the prices,” Howe noted. “That $2 million mark reflects the luxury, waterfront properties.”
While St Helens offers a more residential vibe, Binalong Bay is a hotspot for second-home buyers, with holiday properties making up roughly 75% of the market.
She mentioned that the Bay of Fires provides a peaceful beach retreat, perfect for holidaymakers looking to unwind and disconnect.
“Being there feels like escaping from the world… no Woolworths, no McDonald’s,” she said.
“It’s completely pristine and stunning from start to finish, and you’ll hardly ever see anyone on the beach.”
2. Woolgoolga, NSW
Median house price in Woolgoolga: $825,000
Located just north of Coffs Harbour on the northern NSW coast, Woolgoolga has become a hotspot for property buyers from across the country.
Brad Vines from Vision Property Sales noted that many of his buyers come from outside the area, particularly from Sydney, Melbourne, northern NSW, and south-east Queensland.
While most are relocating permanently, others are purchasing homes to rent out temporarily, with plans to move within two to five years.
Vines highlighted the area’s “awesome beaches” for swimming and surfing, along with its charming beachside cafes and shops, as major attractions.
“It’s not as developed as places further north like Cabarita or Byron Bay, and that’s drawing people in,” he explained. “This area reminds buyers of what those northern spots felt like 20 to 30 years ago.”
Entry-level homes start around $650,000, with properties in newer estates priced at approximately $850,000.
Larger homes within 300 to 400 meters of the beach range from $1.2 million to as much as $4.5 million for premium properties.
With limited inventory and high demand, Vines believes the market currently favors sellers. “Anything that’s priced right is selling quickly,” he added.
3. Emily Bay Lagoon, Norfolk Island
Away from the city’s hustle and bustle, Norfolk Island offers homes priced under $1 million.
Recently, a three-bedroom home sold for $880,000, and a 1.6-hectare ocean-view block of land was purchased for $265,000.
4. North Kirra Beach, Queensland
Median house price in Coolangatta region: $1,405,000
Having the beach right in your backyard on the Gold Coast comes at a premium, with apartments near North Kirra Beach starting at over $1 million. While prices are steep, there’s no shortage of suburbs to explore.
In Bilinga, the median unit price is $1,580,500, while neighboring Coolangatta offers units at a median price of $1.2 million. Buyers looking in nearby Tugun can expect to pay around $1,377,500 for a unit.
5. Little Lagoon, Western Australia
Median house price in Gascoyne region: $427,500
An eight-hour drive north of Perth will lead you to the serene blue waters of Little Lagoon in WA’s Gascoyne region.
Just five minutes away in Denham, property options range from affordable to luxurious waterfront homes. A two-bedroom unit is currently listed for $265,000, while a six-bedroom beachfront property has an asking price of $1,785,000.
6. Fishery Bay, South Australia
Median house price in Eyre Peninsula and south-west region: $350,000
Owning a piece of paradise on South Australia’s Eyre Peninsula doesn’t have to be expensive. Fishery Bay’s crystal-clear waters and expansive white sands are nestled within the peaceful Lincoln National Park, while homes in nearby Port Lincoln have a median price of just $480,900.
For those seeking even more seclusion, properties across the Eyre Peninsula and the south-west region are available at a median price of $350,000.
7. Seventeen Seventy, Queensland
Median house price in Gladstone region: $525,000
If you’re dreaming of direct access to snorkeling, paddleboarding, and secluded beaches, a home near Seventeen Seventy Beach could be the perfect fit.
Popular with families, Seventeen Seventy—also known as 1770—is located in Queensland’s Gladstone region, serving as a gateway to the Great Barrier Reef.
However, living this close to the reef comes with a hefty price tag. A 610-square-metre block sold for $1.1 million last year, while in nearby Agnes Water, a five-bedroom home with stunning ocean views is on the market with a $6.5 million price guide.
8. Scarborough Beach, Western Australia
Median house price in Scarborough: $950,000
Scarborough Beach’s crystal-clear waters make it a favorite destination for both Perth locals and visitors.
Located in the vibrant suburb of Scarborough, this coastal gem offers a beachside escape just a short drive from the city. Buying a home in this sought-after area comes with a median price of $950,000, while neighboring Double View commands a slightly higher median of $1,067,500.
9. Caves Beach, NSW
Median house price in Caves Beach: $1,320,000
Famous for its cave networks, scenic coastal walks, and stunning views, Caves Beach, located south of Newcastle, has a median house price of $1,320,000. However, buyers willing to explore further inland can find properties for under $1 million.
For a more budget-friendly option, nearby Swansea offers homes at a median price of $960,500.
10. Cowes Beach, Victoria
Median house price in Cowes: $750,000
Phillip Island’s Cowes Beach, the only Victorian beach to make this year’s list, has been attracting both tourists and homebuyers for decades.
With a median house price of $750,000, the Cowes market features a blend of holiday home seekers and permanent residents, according to Stockdale & Leggo Phillip Island director Jaime Morris.
“The further you move from Cowes, the more affordable it becomes,” Morris noted. “Waterfront properties or larger homes, however, will cost upwards of a million dollars.”
Visitors are often captivated by the area’s beauty, she added, especially when comparing it to other parts of Victoria. “People are always amazed when they come here.”
